Do you manage single-family homes and townhomes, or only larger buildings?
All of them. A large share of what we manage is single-family houses, townhomes and condos owned by people who moved and chose to rent rather than sell — alongside two-flats, multi-family buildings, commercial space and community associations.
How much does property management cost in Chicago?
Most Chicago companies charge 8–10% of collected rent plus a leasing fee of roughly half to a full month’s rent. We publish flat, all-in plans so you can compare the real number before you sign anything.
Do you manage community associations?
Yes — HOAs, condo associations, POAs and co-ops alike: board support, reserve budgeting, assessment collection, vendor management and homeowner communication across Chicagoland.
How long does it take to rent a property in Chicago?
With professional photography, syndicated listings and same-day showing scheduling, most well-priced rentals go under lease in two to four weeks. We tell you up front if the asking rent is fighting the market.
Do I still approve residents and repairs?
You set the screening criteria and a repair approval threshold. Anything above it comes to you with vendor bids before a wrench is turned; anything below it just gets handled.
What happens if a resident stops paying?
Notices go out on schedule, communication is documented, and if it reaches eviction we manage the filing, the court dates and the turnover under RLTO and Illinois timelines.
